Avoid the Top Ten Largest Selling Mistakes
1. PRICING TOO HIGH
Creating an oversized "negotiating cushion" can discourage buyers. Overpricing does more to discourage buyers than any thing else. When you overprice, your home is in an elevated level of competition with homes that may be newer, larger or have more amenities than yours, which leads to disappointed buyers who do not make offers on your home because it is now viewed as sub-standard in the buyer’s eyes.
Overpricing leads to the stress of keeping your house on the market while you chase the market and loose the advantage of a fresh property on the market. Courtney Silverman can provide you with a price range that will get your property sold.
2. POOR CONDITION
A home that is in poor condition does not excite buyers. As Buyers look through a property, they list all the things they need to fix and change to make it their own. If your property is in poor repair, many buyers will not even consider your property because the to-do list is overwhelming.
3. POOR CURB APPEAL
Most buyers today will first drive by the property to see if it is even worth going inside. If your home is an attractive drive-by, it will gain more attention and certainly more showings. Doing the little things to help your home's curb appeal will make a huge difference.
4. NO CONSIDERATION TO "STAGING" THE PROPERTY
The most important rooms to concentrate on are the living room, family room, kitchen and master bedroom. Your entire home's atmosphere is set off by these rooms. Buyers like clean, updated, light and bright homes.
Sight - Your home is now one of many properties for sale that a buyer will see. Buyers want to imagine the property being their own. Will the Buyer remember the great features of your property or your personal collections, your family’s portraits, your decorative items, your clutter on countertops and your general messiness? Removing extra pictures on the wall and removing extra pieces of furniture will put your property in good showing condition. Now is a good time to start packing up these items. You’ll be moving soon anyway. Buyers expect to see boxes.
Turn on the lights in all of the rooms every day. Open your window coverings and make sure the sun shines in. Go through your home and remove clutter; touch up and update paint, counter tops, and carpets.
Smell - Offensive odors from pets and smoking are also huge turn-offs to most buyers. Ask a non-biased person to tell you if you have an issue with an odor. Burning scented candles or the plug-in scented oils can create a pleasant aroma.
Listen – Is the TV blarring? Or is there a calming waterfall or easy listening music heard in the property?
5. DON’T OVER-IMPROVE
Don't over do it. Huge projects such as complete remodels of kitchens, adding decks, and expanding room sizes may not pay back your investment. Little things such as replacing broken light plates, replacing torn window screens, and correcting cosmetic issues will pay you back in spades by presenting a property that has been well maintained by the seller. Call Courtney Silverman 954-292-0743 to list your property. She’ will provide an honest assessment of things to be done or you may want to consider a reduction in your price.
6. BE FINANCEABLE
Bad roofs, structural problems and non-operational items are called functional defects. These items may make your home unable to be financed. The wider the scope of financing that your home can qualify for, the higher the overall market value.
7. DON’T BE PRESENT DURING SHOWINGS
An agent can always do their best job of showing your property when you are not home. When your home is being shown, go for a drive or a walk with your family and pets. Let the agent and their customers be able to speak freely. Buyers are more at ease and much more likely to spend time looking at your home's features and benefits without feeling they are intruding.
8. ACT FAST WITH OFFERS: When you do get an offer on your home, act quickly and decisively. Letting offers sit around without acting can be a huge mistake. Things can change quickly in the mind of a prospective buyer. Acting quickly while the excitement and interest level are at a high point can be very important. Typically, a buyer's motivation level decreases with time. Buyers' remorse can even set in. Acting in a timely manner is essential.
9. LET YOUR AGENT DO THE NEGOTIATING
If there is ever a good reason to have a veteran agent working for you, it is during the negotiation of your home sale. A good negotiator can mean thousands of dollars to you, and will protect your interests.
10. GET GOOD ADVICE AND GOOD MARKET EXPOSURE
Paying a professional fee to a Listing & Buyer’s Realtor to get your property sold is a wise investment. Having a third party negotiate for you is valuable and is often the least expensive part of selling your home. Realtors working together to get the transaction closed on time and without hassles is a great investment.
Trying to sell your home yourself can be costly. Most "for sale by owner" homes sell for less than comparable homes listed with an agent, so the "for sale by owner" homeowners net less money in their pocket, when they close. Hiring Courtney Silverman, a professional Realtor, will help you get your home priced right, and get your property exposed to the largest number of potential buyers.
